What do you pay in monthly costs?

The real average monthly cost of each cottage is about 75 000 SEK per year. LCS will continue to pay the largest part of these costs. Only 24 000 SEK per year are allocated to the owner. This means a monthly cost of 2 000 SEK. This monthly fee covers many costs, as you can see in the overview below. All existing furnishings are also included when you buy the cottage. You can choose whether you want to keep the existing furnishings (furniture, beds, lamps, etc.), or if you want to replace it with other furniture. So even though the actual costs are about 6 000 SEK per month/per cottage, each owner is only charged 2 000 SEK per month.

Existing furnishings
When buying a cottage, all existing furnishings are included
Water & Sewage
All costs for water & sewage are included, including maintenance, repairs, replacement of sewage pumps, etc.
Electricity
Subscription costs for electricity + electricity consumption is included
Internet / WIFI
Costs for internet (WIFI) are included.
Bedding I
Blankets, pillows, and mattress covers are included. Because it is important that our guests receive clean, nice bed linen, we change these regularly. Even the bed mattresses themselves are included (according to our basic standard). When you for example want bed mattresses of higher quality, you can of course exchange bed mattresses at your own expense for other bed mattresses.
Bedding II
Due to the rental business, we wash all bed linen regularly, which is therefore included in the monthly costs
Cleaning equipment
All cleaning equipment is included: vacuum cleaner, bucket, and mop
Cleaning agents
Cleaning agents to be able to clean the cottage are also included
Spring cleaning / Autumn cleaning
Before the start of the season, we clean all cottages according to our cleaning routines. After the season, we also clean the cabin according to our cleaning routines. Because we want the same cleanliness in every cottage, our cleaning team will make sure that the cottage is perfectly cleaned in spring and autumn, as well as throughout the season. Of course, the cottage is clean and nice when you come yourself to live in your cottage. All this is included.
Kitchen equipment
Kitchen equipment is included according to the cottage inventory list: plates, cups, glasses, pans, frying pan, cutlery, coffee maker, kettle, etc.
Cleaning
We take care of all cleaning of the cottage when the guests check out and when they have ordered final cleaning. When guests clean themselves, we check each cottage and make sure the cottage is clean.
Lawn mowing
We take care of the entire camping and cottage areas and cut the grass regularly
Green work
All green work is included, including trimming, clearing and even tree removal. We also salt the access roads at least once a year (before Midsummer) to reduce dust.
Picnic table
We offer a picnic table – free of charge – when you choose to perform an outdoor renovation (like S13) and build a terrace with your cottage.
Snow removal
When it snows, we take care of snow removal from the entrance road, parking spaces, entrance to the cottage, as well as any terrace.
Fire alarm
We take care of fire alarms and replacement of batteries for fire alarms (batteries are changed every year according to our routines).
Glass window
When a guest breaks a glass pane, we will invoice the guest who broke the window (if we know who did it). When this is not successful, we will contact your cottage insurance company to get compensation for the damage. When the claim is not approved by your insurance company, then we will pay all costs ourselves. Any deductible is also paid by us. So, you never pay anything for any damage to glass windows. The only exception is when you yourself have caused the damage. In that case you can contact your insurance company yourself to get paid for the damage.
The land
LCS has a land rights agreement with Karlshamns Municipality regarding the land and pays a land rights fee (tomträtt) to the municipality. These costs are included in the monthly fee.

Dishwashing liquid, hand soap, toilet paper, dishcloth, dish sponge and other consumables are not included, even though we always have an existing toilet roll in the toilet, as well as a dishcloth and sponge. In other words, it is important to bring the consumables you need for your stay.
Cleaning cottage / Owner
Just as our guests can choose to clean their cottage themselves, or order final cleaning, you can also decide to clean the cottage yourself, or order final cleaning. In that case, we will check the cleaning and unapproved cleaning will be invoiced according to the booking conditions. If you clean the cottage yourself, there are no extra costs, if the cleaning is approved. If you want us to take care of final cleaning after you have been in your cottage, then you get a SEK 200 discount on the regular cleaning fee. This cleaning fee does not need to be paid, but we add this as a cost to your rental income overview.
Paint job
All painting of the cottage is done by the cottage owner. All painting of the cottage is done by the cottage owner. The following applies: 1/ Existing cottages without renovated exterior: Must be painted with the same cover color as the existing color. The color is purchased via LCS (at a discounted price). Own paint may not be used! Painting must be done at least every 10 years. If necessary, you can paint more often. 2/ Cottages that have a renovated exterior (according to model cabin S13): Must be painted with glaze paint (transparent paint). This glaze is purchased from LCS (at a discounted price). Your own glaze or paint may not be used! Painting must be done every 10 years. If needed or desired, you can paint more often. 3/ Cottages that have a newly built terrace: Should be oiled every 4-5 years. Oil is purchased from LCS (at a discounted price). 4/ When you do not want to do this painting work yourself, you can ask for a quote from LCS or another craftsman or painter. NOTE: you can borrow our scaffolding free of charge when you paint. In that case it is important to book scaffolding in good time via reception.
Outdoor work
All work on the outside of the cottage is the buyer’s responsibility. Besides painting, this includes all necessary repair work and maintenance of the cottage (walls, roof, windows, and so on). Repairs can be carried out by LCS, alternatively another company. Contact us via the contact form.
Indoor work
All work on the inside of the cabin is the buyer’s responsibility.
Insurance
Each cottage needs to be insured by the buyer, both the cottage and furnishings. LCS will need a copy of your insurance policy in case we need to contact your insurance company (so that you don’t have to). Most often it is about glass window damage, but of course other types of damage can occur such as storm damage, water leaks, etc. Any deductible is paid by the cottage owner, except for glass window damage (see costs included in the monthly fee, under section “glass window”)
Lamps
We recommend using LED lamps, alternatively other kinds of energy-efficient lamps. Since each owner will use different lights in his/her cottage, this requires different spare lamps. It is important therefore that you as the owner provide spare lamps in the cottage so we can replace these lamps when needed. LED lamps that have built-in LED lighting never need to be replaced and no spare lamps will be needed.
COSTS NOT INCLUDED IN THE MONTHLY FEE
