THE LAKE PROJECT
WHAT NEEDS TO BE DONE TO QUALIFY FOR 50% RENTAL INCOME?
You don’t have to do anything to get 50% of the rental income, as all owners get 50% of the rental income automatically, except for the first 48 months.
As you are buying the chalet for 50% of the starting price, we need to keep the rental income for the first 48 months, as a kind of installment on the other 50% that you do not have to pay.
After 48 months, rental income is paid to you as the owner.
In general, it can be said that 50% of the rental income is for cottages with a 2-3 star standard.
WHAT NEEDS TO BE DONE TO QUALIFY FOR 55% RENTAL INCOME?
To qualify for a 55% provision, there needs to be made major improvements on the exterior of the cottage. Because each of the cottages are different, with different conditions and needs, it is not possible to list exactly what needs to be done, but in general one could say that the following things are important to take into consideration when starting a major renovation of the exterior:
-
New insulated windows (aluminum or plastic)
-
Improvement of insulation, which is achieved easiest from the outside (as done with cottage S13)
-
New roof/gutters when necessary
-
New or restored entrance door + door to the terrace
-
A larger terrace on the lakeside of the cottage (for cottages in South and North Village: See the respective ground plan to see where the terrace should be built)
-
Garden furniture (preferably premium quality)
In general, it can be said that 55% of rental income is for cottages with a 3-4 star standard.
WHAT NEEDS TO BE DONE TO QUALIFY FOR 60% RENTAL INCOME?
To qualify for a 60% provision, there needs to be made major improvements on the exterior as mentioned above, as well as the interior of the cottage. Because each of the cottages are different, with different conditions and needs, it is not possible to list exactly what needs to be done, but in general one could say that the following things are important to take into consideration when starting a major renovation of the interior:
-
modern kitchen with following equipment: fridge/freezer with enough capacity for a 6-person family, dishwasher, electric cooking plates (induction), oven, microwave and enough storage for food and kitchen equipment.
-
modern bathroom with shower & toilet, sink, washing machine and warmwater heater with capacity for 6 persons (preferably 100 liters)
-
renovated living room: newly painted, fresh interior with quality furniture, preferably a sofa bed, curtains, decorative ornaments like plastic flowers, paintings/pictures on the wall and everything else that can give guests a “wow” feeling with entering the cottage, TV (preferably 42” or more).
-
bedrooms: here should be fresh beds with good mattresses, pillows and covers.
In general, it can be said that 60% of rental income is for cottages with a 4-5 star standard.
WHAT NEEDS TO BE DONE TO QUALIFY FOR 65% RENTAL INCOME?
To qualify for a 65% rental income, a newly built cottage of 5-star standard is needed, where everything is included as already described above under 60% rental income.
In general, it can be said that 65% of rental income relates to cottages that are newly built with a 5-star standard.
ThINK ALSO ABOUT:
-
The cottage should be easy to clean for our cleaning team. Think about this when choosing your decorative ornaments that give your cottage that extra cozy feeling.
-
The more sleeping places a cottage has to offer, the better it is. We recommend at least 4 sleeping places of which at least 2 sleeping places in single beds and 2 sleeping places in a bunkbed or bed sofa. Even better are 4 sleeping places in single beds. A sleeping loft is NOT considered a good solution, as these types of sleeping places are hard to reach and hard to clean and are not practical for that reason.
